These Storage Rental Agreement Terms (“Agreement”) govern the rental of storage space at Storage Solutions Plus (“Owner,” “we,” “our,” or “us”). By renting a storage unit, the Tenant (“you”) agrees to the following terms and conditions.
This Agreement supplements, but does not replace, any signed rental contract executed at move-in.
1. Rental Term
All storage rentals are provided on a month-to-month basis unless otherwise specified in writing.
Rental payments are due monthly on the anniversary date of the move-in.
Either party may terminate the rental with proper notice as outlined below.
2. Payment Terms
- Rent is due on the monthly due date stated in your agreement.
- Payments must be made by approved payment methods.
- Late fees may apply if payment is not received within the grace period.
- Failure to pay rent may result in restricted access to the unit.
Continued non-payment may result in enforcement actions permitted under Texas law.
3. Fees
Tenant agrees to pay:
- Monthly rental charges
- Applicable taxes
- Administrative fees (if applicable)
- Late fees
- Lien-related costs (if applicable)
All charges will be disclosed at move-in.
4. Security & Access
- Access is permitted only during posted gate hours.
- Each Tenant receives a personalized gate access code.
- Sharing access codes is prohibited.
- Tenant is responsible for securing their unit with an approved lock.
Storage Solutions Plus is not responsible for loss or damage to stored property.
5. Insurance Requirement
Tenant acknowledges that:
- Stored items are not insured by Storage Solutions Plus.
- Tenant is responsible for maintaining insurance coverage.
- Owner is not liable for theft, fire, water damage, mold, pests, or natural disasters.
Tenant stores property at their own risk.
6. Use of Storage Unit
Storage units may only be used for lawful storage purposes.
The following items are strictly prohibited:
- Hazardous materials
- Flammable liquids
- Explosives
- Illegal substances
- Perishable food
- Live animals
- Stolen property
Tenant may not reside in or operate a business from the storage unit.
7. Maintenance & Condition
Tenant agrees to:
- Maintain the unit in clean condition
- Avoid storing items that may cause damage
- Notify management of maintenance issues
Owner reserves the right to enter the unit in cases of emergency, repair, inspection, or as permitted by law.
8. Default & Lien Rights
If Tenant fails to pay rent or violates this Agreement:
- Access to the unit may be denied.
- Owner may enforce a statutory lien against stored property.
- Property may be sold in accordance with Texas Self-Service Storage Facility Act.
Tenant is responsible for all costs associated with lien enforcement, including advertising and auction fees.
9. Vehicle Storage (If Applicable)
For vehicle storage:
- Vehicles must be operable and registered.
- Proof of ownership and insurance may be required.
- Vehicles must not leak fluids.
Owner reserves the right to remove improperly stored vehicles at Tenant’s expense.
10. Termination of Rental
Tenant must provide written notice before vacating the unit.
Rent is not prorated unless required by law.
Unit must be:
- Completely empty
- Clean
- Lock removed
Failure to notify management may result in continued charges.
11. Limitation of Liability
To the fullest extent permitted by law, Storage Solutions Plus shall not be liable for:
- Loss of property
- Damage to property
- Theft
- Fire
- Weather events
- Mold or mildew
- Rodent or pest damage
Tenant assumes full responsibility for stored items.
12. Governing Law
This Agreement is governed by the laws of the State of Texas.
Any disputes shall be resolved in Harris County, Texas.
13. Amendments
Storage Solutions Plus reserves the right to update these Rental Terms at any time. Updated terms will be posted on our website.
